1) Hire a Professional REALTOR® who knows the area

2) Talk with a loan officer to verify your purchase price and get a PRE-APPROVAL letter, not a Pre-Qualification leter. THERE IS A DIFFERENCE!

3) Look at homes based on locations, schools and convenience (this will help narrow down your home search)

4) Be realistic with what you have to work with. YES, we would all love to have a mansion, completely updated with a pool and an awesome lot for only $150K...BUT that's not realistic. Determine what features are really important to you and focus on that during your home search.

5) STICK TO YOUR BUDGET. You might come across a home that seems like it's just meant to be...if it's 100K over your max budget...think again. You set a MAX number for a VERY good reason. Try not to let your emotions get the best of you during your home search. (This is another reason having a good REALTOR® is key...keep ya grounded!)

6) INSPECT. INSPECT. INSPECT.....Please don't pass up the option to conduct inspections on your "future home". It's very important to have the basics done (mechanical/structural & bug). From there you can determine if you need to further inspect any issues.

7) Try not to stress. I know it's easier said than done, especially if this IS your first rodeo! Your REALTOR® has you covered!
