You Didn’t Hire a Professional Realtor To Market Your Home

I know it seems a bit “cliché” that me, THE REALTOR®, is telling you that your home might not be selling with out the help of a professional. Selling your home yourself is a lot more work and takes up a LOT of your valuable time (if you do it correctly). If you are at work from 8-5 Monday through Friday…how do you expect to always be available to answer phone calls from potential buyers…show them the home…negotiate a sales price...you get the point. Full time Realtors® only focus on real estate from day to day. Not only will your realtor give you advice on getting your home ready to sell, pricing it right, staging and other “pre-marketing” advice, but they will oversee the entire transaction to ensure a smooth sale.

Pricing

Your home is not only an investment to you, but to prospective buyer’s that are serious about purchasing their next home. Over pricing your home can potentially scare away your next buyer and can be very detrimental to selling your home quickly. It’s crucial to hire a Realtor® who is knowledgeable about current market prices and conditions to price your home right, the first time.

Staging

Studies show that buyer’s make up their minds about a home within the first 30 seconds of touring a home. Knowing this…take a good loooooooonnnggg look at your home. What catches your eye? Was it for a positive or a negative reason? Let me give you a tiny bit of advice - DECLUTTER!!!! Clutter confuses buyers and they will be focused on the things in your home, rather than the big-ticket item that’s actually for sell…your beautiful home!

You mixed up your “Homeowner Hat” & “Seller Hat”

I know that the selling process can be a bit emotional at times, but you have to take off your homeowner hat and replace it with your seller hat. It’s a lot easier said than done, but try to take your emotions out of the equation. You’ll see that you will make better investment decisions based on what’s needed vs. what’s wanted. The end goal is to get your home SOLD FASTER & FOR MORE MONEY. So when you’re making changes to prepare your home to sell, remember that someone else will soon be enjoying your home for themselves.

Marketing, Who?

Everyone wishes that they could get by with minimum input and a maximum output, right? Unfortunately, that’s not how your home will sell. Sticking a sign in the front yard & posting “selfies” in the bathroom mirror on Facebook aren’t exactly the best marketing techniques to sell your home. As a realtor, I’ve seen it all. It’s absolutely crucial to market your home effectively to fish in those serious buyer’s. Signs, Open Houses, Flyers, eMarketing, Social Media… great ways to announce to the world that your home is ready for a new buyer….but make sure that you are doing it the RIGHT way.

Inflexibility

We all have lives – some more busy than others. You can’t expect to sell your home if you won’t let anyone look at it. If it’s too difficult for buyer’s to tour the property, they might just move on to the next. In that case, you lost a hot buyer that could have potentially purchased your home. If you are serious about selling your home, show your motivation by making tiny changes to your schedule, if needed. Try to accommodate to showing requests, as long as it’s not too much of an inconvenience to you and your family.

Your Home Needs Some Lovin’

Go across the street from your home and take a look. Does it look appealing? Nice well-kept landscaping? Does it need a good power wash? Your home might not be the “worst” looking house on the street, but it could use some sprucing up if you want it to stand out to prospective buyers. Don’t be afraid to invest in some changes or upgrades to prepare your home for sell. Remember not to “over improve”, it’s about what’s NEEDED, not what you WANT in the home. Your realtor can help you decide which changes will aid in a quick sell and bring you some extra cash in the long run.
